Architectural Review


What is the ARC?

The Architectural Review Committee (ARC) is composed of owners who volunteer to review exterior alteration applications for compliance with the following documents (referred to as 'The Covenants').

  • Supplemental Declaration of Covenants, Conditions, and Restrictions for Single Family Property dated April 27, 1984.

  • Second Supplemental and Amended Declaration of Covenants, Conditions and Restrictions of the Colonies at Wilde Lake dated June 29, 1988.

Each homeowner, by accepting a deed, agrees to be bound by these documents. Stated simply, the goal is to maintain and enhance our neighborhood. Any such alteration or improvement must be approved prior to starting by the Architectural Review Committee (ARC). Refer to your copy of the Covenants to see the rules you must comply with for your exterior alteration. Contact a board member if you do not have a copy. Also, refer to ARC RULINGS below for interpretation of the Covenants in response to specific inquiries or appeals from homeowners.

Typical examples of exterior alterations include but are not limited to:

  • House addition.
  • Outbuilding addition.
  • Exterior paint color changes.
  • Siding material changes.
  • Fencing design and location.
  • Driveway design and materials.
  • Boat/trailer/RV storage.
  • Roofing replacement.
  • Landscaping alteration.
  • Playset / Swingset.
  • Landscaping.

Exterior Alteration Application forms are available by downloading and printing the form at the link at the bottom of this page, by contacting a member of the ARC, or by looking in your Welcome Packet.

Don't forget, you must get approval from the Architectural Review Committee (ARC) before beginning any alteration or improvement as described in the covenants.

The approval form must be filled out and turned in to the ARC Director (archreview@colonieshome.com) before work begins. The covenants state that you must allow 30 days to process the approval, but in most cases this can happen much faster.

 

ARC Rulings

The Covenants specify many requirements that must be met for any dwelling house, addition, outbuilding, garage, shed, landscaping, grading, filling, fort, tree house, gym set, swing set or any other improvement to be approved.

In many cases, however, the ARC must interpret the covenants in response to specific inquiries or appeals from homeowners. These decisions become part of the rules for compliance with the Covenants. Examples of this include specific roof types and colors, specific acceptable house colors, etc. Based on this, the following rulings have been made by the ARC.


Roofing

In the Second Supplemental and Amended Declaration of Covenants, Conditions and Restrictions of the Colonies at Wilde Lake dated June 29, 1988, Article V, Section 5.1(d)(3), the Covenants specify that "Roof coverings must be cedar shakes unless otherwise approved by the Committee." The ARC has ruled that following are approved roofing materials. Others may be approved through the ARC Approval process. You must always fill out an ARC form and get approval before changing your roof.

Approved Roofing Materials and Colors

  • Traditional wooden cedar shakes.

  • ELK Prestique 50 year plus HD:
    - Antique Slate.
    - Barkwood.
    - Sablewood.
    - Shakewood.
    - Weathered Wood.

  • Grand Manor:
    - Black Pearl.
    - Colonial Slate.
    - Gatehouse Slate.
    - Stonegate Gray.

  • GAF Timberline Lifetime (formerly called 50 year Ultra):
    - Burnt Sienna.
    - Cedar.
    - Cedar Blend.
    - Charcoal.
    - Heather.
    - Pewter Gray.
    - Slate.
    - Slate Blend.
    - Weathered Wood.


Exterior Paint Colors

  • Colonial color schemes (e.g. Martin Senour "Williamsburg" paints).


 

ARC Committee Meetings

The ARC committee meetings are held on the first Monday of each month at 7:00pm.
Please contact the ARC if you wish to attend a meeting.
